CANCELLATION: If you find it necessary to cancel your vacation, please give us notice in writing as soon as possible. As soon as we receive your notice, we will make every effort to find another vacation renter. If we are successful, we will refund the down payment on your vacation rental less $250 cancellation fee.
DAMAGE DEPOSIT: Your $500 damage deposit will be returned within 1 week after your stay as long as everything is left in good order. There is a departure list in the arrival book , please be certain to complete the list and leave the property neat and orderly (return all furniture to its original position, strip sheets from used beds and place in laundry room with any dirty towels, take all trash to cans and dumpster in driveway, wash dishes and put away ) We don’t like to make claims on the damage deposit, however, if our cleaning staff has to spend additional time above and beyond their allocated hours to make the property ready for our next guests we will charge you $25 per hour for the additional time spent for excessive cleaning.
OCCUPANCY: Your vacation rental will be ready for occupancy after 4:00 pm. Departure is before 11:00 am.
PETS: If you desire to bring a pet please contact the office for consideration. There is an additional pet fee for the stay.
FIREWORKS: Absolutely no fireworks of any kind are allowed at any time on the property. This includes no fireworks fired off at any time on or over the lake during your stays.
NUMB ER OF OCCUPANTS: Your vacation rental is intended for occupancy by no more than 16 adults and/or children. Campers and tents are not allowed on our vacation rental property. At your request, we can recommend nearby camping grounds and/or motels for extra guests.
YOUR RESPONSIBILITES: We ask our guests to assume these responsibilities:
Please promptly notify us with any maintenance problems. Damage resulting from failure to report a maintenance problem will be your responsibility.
You are personally responsible for damage or theft that occurs during your occupancy of the vacation rental. Please bear this in mind when choosing your vacation guests.
While we do have a professional cleaning service, we ask you to make every effort to leave the property in good order.
We expect the dishes to be washed and put away, the trash to be taken out and all of the outdoor toys to be put back where you found them. Please remember this property is the owner’s personal vacation home and we expect our guests to treat the property as you would want us to treat your home.
Please be certain to read and comply with all provisions of your vacation arrival and departure instructions, which will be helpful and which will make your stay more pleasant. Please familiarize yourselves with it as soon as you arrive-there is an arrival book at the home on the kitchen counter.
This is a non-smoking rental, smoking is allowed only outdoors. Use the receptacle provided for cigarette butts. No cigarettes in the hot tub.
LIABILITY: Water sports and outdoor recreation are inherently dangerous. Your vacation rental is a private home and not a public resort. We do not have lifeguards on duty and/or park rangers to watch out for your safety. Accordingly, you are entirely responsible for the safety of yourself and your guests for the security of your stay. We cannot and do not assume liability for injury, theft, loss, or damage arising from your stay.
HOLD HARMLESS: Owner attempts to maintain the property in the best of condition. Owner does guarantee that appropriate repair and/or replacement will be performed as soon as possible under prevailing circumstances. It is Guest’s responsibility to immediately notify Owner’s agent of any issues that they incur during their stay so that the repair and/or replacement may be promptly taken care of. Owner is not responsible for any inconveniences over which Owner has no immediate control.
These inconveniences may include, but are not limited to, the following: (i) breakdown of TVs, hot tubs, saunas, and/or other recreational appliances or devices; (ii) power outages; (iii) adverse weather and/or road conditions; (iv) construction in the area;(v) lake water levels or acts of mother nature; Owner and Owner’s agent shall not be held liable, or otherwise take any responsibility, for any injuries that may occur to Guest and/or Guest’s invitee, that is caused or permitted to be caused, in whole or in part, by the intentional, unintentional, negligent, or careless acts of said Guests, and/or invitees. By the written or electronic endorsement of this Agreement, Guest agrees to forever hold harmless and indemnify Owner and Owner’s agent from any liability and/or responsibility arising there from.
ENTIRE AGREEMENT: THIS AGREEMENT, COMBINED WITH ANY AND ALL COMMUNITY RULES AND REGULATIONS (IF APPLICABLE) SERVES AS THE ENTIRE AGREEMENT. NO ADDITIONAL PROVISIONS ARE EXPRESSED NOR IMPLIED. THIS AGREEMENT SUPERSEDES ANY AND ALL PREVIOUS ORAL AND/OR WRITTEN, EXPRESS AND/OR IMPLIED AGREEMENTS. UPON WRITTEN OR ELECTRONIC ENDORS EMENT, TENANTS AGREE THAT THEY HAVE READ AND UNDERSTOOD THIS AGREEMENT, AND ACCEPT ALL TERMS, CONDITIONS, COVENANTS AND RESTRICTIONS, WITHOUT EXCEPTION.
